What the Portfolio Tracker Will Do

The Roof Asset Portfolio Tracker will provide a persistent, browser-based system for tracking every roof across a multi-building portfolio. Unlike a one-time calculator or estimator, the tracker will store your data between sessions and build a historical record over time. It is designed for property managers, facility directors, and building owners who oversee multiple commercial roofs and need a centralized view of their entire roof asset base.

Planned Features

  • Building and roof section inventory — Add each building and its roof sections with system type, square footage, installation date, and warranty information. The tracker will maintain a complete inventory that can be updated after each inspection cycle.
  • Condition tracking over time — Record condition ratings from each assessment cycle and see the trend. A roof that dropped from a 7 to a 5 in one year tells a different story than one that has held at a 6 for three years.
  • Priority scoring — Automatic priority scoring based on the five-criterion framework (condition, leak history, business impact, age, warranty status). The tracker will rank all roofs in the portfolio and highlight which ones need capital first.
  • Capital forecast — A multi-year spending projection based on estimated remaining life and current replacement costs, with annual escalation factors. Export the forecast for budget presentations and capital planning meetings.
  • Maintenance log — Record inspections, repairs, and maintenance activities for each roof section. Build a complete service history that transfers with the building during sales and supports warranty claims.
  • Export and reporting — Generate PDF reports for individual buildings or the entire portfolio. Export data to CSV for integration with property management software.

How Data Will Be Stored

The tracker will use browser-based local storage, so your data stays on your device without requiring an account or sending information to a server. This approach provides privacy and immediate access without login credentials. Export functions will allow you to back up your data and transfer it between devices.
